City heights is a San Diego neighborhood spread out over 5.8 square miles and inhabited by some 91,000 people (2011 estimate). Centrally located in metropolitan San Diego, City Heights is bordered by Mission Valley in the north, Martin Luther King Freeway to the south, 54th Street to the east and Interstate 805 in the west. City Heights is bisected by Fairmount Avenue resulting in City Heights East and City Heights West.

The neighborhood has its origins going all the way back to the 1880’s when developers purchased the land in the hopes of creating a settlement. The developed area eventually came to be known as the City of East San Diego before being annexed into San Diego proper in 1923. Boundary Street, which lies just beyond City Heights’ eastern borders marks the historical boundary between San Diego and the short lived City of East San Diego.

City Heights underwent major redevelopment efforts in the 90s and 2000s that continues to this day. Thanks to the redevelopment, City heights is currently undergoing something of a renaissance and is a prime example of San Diego’s “Smart Growth” policies in action.

A 2001 San Diego Union Tribune report claimed City Heights was the most racially diverse neighborhood in the country. The area, known for its ethnic diversity, is home to large Hispanic, North African, South Asian and Southeast Asian communities. As a result of the many immigrant communities, businesses in City Heights tend to be smaller and more spread out over their respective neighborhoods. Small family run retail outlets and restaurants are the norm here, mostly clustered around City Heights’ main business arteries.

City Heights is a pedestrian friendly neighborhood - many of the business are interspersed near the main residential pockets, meaning everything you need is usually within walking distance. Cyclists, pedestrians and scooters are a common sight in many City Heights neighborhoods. As part of the University Avenue transit corridor, City Heights residents benefit from the excellent bus services connecting it to the downtown core. San Diego Trolley’s Orange Line route also covers parts of the neighborhood.

House prices for City Heights are, on average, lower than the rest of San Diego – which is a reason why this area attracts so many newcomers are attracted to this neighborhood. City Heights real estate development is a combination of multi-residential units and single family homes. Commercial and non-residential developments tend to be located near the main commercial thoroughfares of Fairmount Avenue, El Cajon Boulevard, University Avenue and Euclid Avenue.
