A quiet residential neighborhood just 10 minutes away from downtown San Diego, Kensington is home to some 6,658 people and covers an area just over 1 square mile. Kensington’s is bordered by Fairmount Avenue in the east, El Cajon Blvd. in the south, Interstate 15 to the west and Interstate 8 to the north. Kensington enjoys a close association with the neighborhood of Talmadge which lies to its east. Kensington-Talmadge neighborhoods are sometimes grouped as one for planning purposes.

Kensington was founded in 1910 and the first housing developments all featured the Craftsman style design, which was popular at the time.  These were followed by Spanish Revival style homes which were built around the 1920’s and still feature prominently in Kensington today.

Originally called Kensington Park, the area expanded as developers acquired more land from nearby areas. Kensington Manor was developed to the north of the original Kensington Park subdivision. Later acquisitions included Talmadge Park, Kensington Heights and Kensington Park Annex. Eventually all these areas were collectively known as Kensington and by 1952 were incorporated into the City of San Diego. Kensington was likely named after a district in London, and many of the streets still have quaint English names.

Kensington is an upscale residential area that retains its small town feel despite being located at the center of urban San Diego. Kensington has always had a reputation of being a quiet enclave with quaint Spanish style homes.

Kensington features a small business district alongside the Adams Avenue where you will find coffee shops, restaurants, a local theatre, the library and some smaller shops. Adams Avenue is also where the famous Kensington neon sign can be found.

Kensington real estate is dominated by detached single family homes although town-homes and condos do sometime come up on the market. The average listing price for Kensington as of August 2014 was a little above $766,000 while the median sales price for the same period stood at $750,000.
